BACKGROUND / PROJECT BRIEF / TIMELINES

  • The much acclaimed and famed BAJAJ KAWAZAKI brand in India successfully operational in the last two decades in the country was heading for a business split on mutual agreement.
  • The Two wheeler automotive segment in India was about to witness the legendary brand –KAWAZAKI to go solo effective Year 2017.
  • The IKM team in August 2016 decided to move lock stock and barrel from the existing Pimpri plant of Bajaj for an independent assembly and production of all their Bikes to be launched in India going forward.
  • The destination to set up the new plant was decided as Chakan-Pune, The Automobile hub of West. The decision would help IKM take advantage of their existing Vendor network in Pune and also the proximity to JNPT port for all Imports and Exports of Manufacturing Goods.
  • The IKM Maiden venture plant inclusive of office space and with all government permits and approvals was targeted to be operational from last Qtr 2017.
  • The Built Up Area required for Phase I last Qtr 2017 was 125,000 Sft
  • Future expansion for R&D facility – 150,000 Sft in 2nd Qtr Year 2018.
  • Both phase to have plug and play office premises of 6,000 sft each as part of landlord deliverable.  
  • The Japanese team Deployed to explore / Analyse and close out the Real Estate transaction was strictly limited to IKM India Operations head and the Japanese MD with absolutely NO local teams involvement to keep the project confidential.
  • Aggressive timelines for plant occupancy coupled with the good credential of the developer was of paramount Importance to choose the site.

SOLUTION PROVIDED & EXECUTED

  • Initial market analyses of all Industrial micro markets provided to IKM Japanese team with their respective Pros and Cons.
  • Site listings and Visits for Entire Pune – North / North West Regions offering ready & BTS sites were inspected. (PCMC/Chakan/ Talegaon Micro markets) 
  • Similar site listings and Visits for other potential prominent regions was also provided as a back-up solution to IKM (Sanaswadi / Ranjangaon / Shirwal Micro markets)
  • A total of 20 sites were visited before deciding upon KSH Distriparks Chakan MIDC park as the chosen primary site offering current and future take up as solution for IKM.
  • The project developed by KSH distriparks was spread on a 37 acres MIDC land with a potential development of appx 750,000 Sft Built up area
  • The two Building block of 125,000 Sft (Phase I) and 140,000 Sft Phase II was at footing stages with timelines for completion by October 2017 / January 2018.
  • The same was provided as a best solution to the requirement and subsequently the framework for further discussions was chalked out by the Japanese team.

SOLUTION STAGE II

  • Negotiated a very comprehensive financial package deal for both Phase I &II with KSH distriparks.
  • Commercial and contractual terms better than market standards achieved
  • Strict Penalty negotiated in favour of IKM for any delays from landlord side to ensure Timely delivery of the site.
  • Extensive technical discussions within KSH/IKM teams were held to fine tune each stage of execution & completion of the shed.

PROJECT HIGHLIGHTS

  • The two separate Buildings ( 15 Mtr distance) were technically merged to increase the Built up area of the production facility and movement of finished goods.
  • Possession timelines achieved with absolute Zero delay in delivery complying to the highest standards of Kawazaki specifications.
  • All permits and approvals obtained by end of year 2017 ensuring the plant production commencement of Phase I.
  • KSH delivered the Phase I-125,000 Sft Premises to IKM as per specs and changes demanded by them within the prescribed timelines of October 2017.
  • Phase II – 140,000 Sft delivered in 1st Qtr 2018 as per projected timelines with production scheduled for last qtr 2018.
